Bio-based Aparthotel

South Holland - 2025

Permission has been granted for a sustainable hotel along a river in South Holland. The project consists of three linked building volumes, clad in bamboo. 86 spacious wooden hotel rooms are evenly distributed among the three wings. On the ground floor there are spaces for support functions and a neighborhood café. The project has a gross floor area of 7000m2.

Similar shapes, materials and detailing are used throughout the project to unify the three building parts. An open corner entrance is located in the first building volume along the street. The second building volume folds back at a right angle, with views to the river. The third volume is parallel to the river with balconies above the water.

The buildings are three floors high with an attic level. The construction is almost entirely out of wood. The facades and roofs have a bamboo cladding. The planks are initially dark brown in colour, but will soon gray out evenly. The roof planks are placed vertically from the ridge of the roof down to the gutter, fully concealed by the cladding. The concealed gutter detail creates an overhang that emphasizes the roofs.

On the south and west sides, repeating wooden columns divide the façade surface, with galleries and façades behind them. Given the orientation, these façades are equipped with exterior wooden blinds and climbing plants. On the north and east sides, the rooms have balconies overlooking the river. The rooms on the top floor have a roof terrace cut into the roof.

The building system is a combination of timber frame construction and CLT. Only the open entrance requires a steel inner structure. Most of the materials are “bio-based”: they grow in nature. For example, the roof is insulated with flax and the facades with cellulose. The construction method of assembling light elements from the factory is also energy efficient.
